It may seem like a bargain but when you see what this place looks like, $10,000 is just a start.

They say real estate is about 3 things: location, location, location. The house at 4 Rye Street in Battle Creek isn't in the worst neighborhood. Springfield Middle School gets a poor ranking from Trulia but Battle Creek Central High School is better. The downtown commute only takes minutes. The problem here seems to be neglect.

The 3 bedroom, 1 bath home was built in 1920 and it shows. You'd need a whole network of D.I.Y.-ers to restore this place to a hint of what it was in better days. I'm not ever sure where you would start.

Obviously, the roof needs to be replaced- I'd be surprised it it currently keeps the house dry. New doors and windows are a requirement all around. Hardwood floors may be a luxury and some only need a little TLC- these need more than just carpet to sweep the problem under the rug. A copious amount of paint and plaster are needed on the interior and the place could use some curb appeal as well. The kitchen is a stripped down disaster area and they won't even show us what the bathroom looks like.

While there's a lot to be said for the budget-friendly price of $7 per square foot, this place may not be the bargain it seems.
